Parkn’Sleep – the parking app for campers

Parkn’Sleep is building the digital infrastructure for spontaneous, legal travel by camper. What started as a simple road trip idea has evolved into a platform used across Europe and is now operating profitably on its own wheels. With this financing round, the Lucerne-based scale-up founded in 2021 is investing in new products and revenue streams that functionally connect spontaneous arrivals with reservations — adding even more torque to the business model.

Funding threshold exceeded and funding secured. Investments are still possible until the funding target of 229% is reached.

The Pitch

Camping stands for freedom. The reality looks different: overcrowded campsites, rigid reservations, prohibition signs in municipalities, and a growing grey zone of semi-legal wild camping. Demand for spontaneous overnight stays is exploding, while the capacity of traditional infrastructure has stagnated for years.

At the same time, the camping market has remained technologically stagnant. While instant bookings have been standard in the hotel and airline industries for years, direct bookings with immediate confirmation are still rare for campsites and motorhome parking (RV-Spots).

The result is a structural market failure: campers want to travel spontaneously, municipalities want order, operators want revenue, yet digital and standardized solutions that connect all interests are missing. This is exactly where Parkn’Sleep comes in. We are building the digital infrastructure for spontaneous travel by camper.

The Solution

Parkn’Sleep digitizes a fragmented camping market through a two-sided marketplace and a standardized payment system for RV-Spots. Campers find legal overnight spots with live availability, arrive spontaneously, and pay digitally on-site. From private landowners and mountain railway operators to established campsites, Parkn’Sleep enables the digital management of parking areas without reception, manual administration, or permanent on-site presence.

The «Airbnb for campers» (NZZ) has evolved since its launch in 2021 from a Swiss tourism concept into one of the fastest-growing motorhome parking platforms in Europe. With more than 70,000 users, 10,000 parking spots in 24 countries, and over 122,000 overnight stays processed through the platform, the Swiss company has already reached operational profitability in 2025.

Parkn’Sleep’s success factors are no coincidence: a billion-euro market with a structural digitalization gap, a business model with above-average contribution margins, and a founding team with repeated execution experience.

App screens as of 2025: Available spots are displayed live via a traffic-light system and can be approached spontaneously at any time and paid for via the app.

The next smart step in digitalization is Pitch Control: an IoT-based hardware solution that enables operators to make RV-Spots reservable without administrative effort. Pitch Control expands the spontaneous travel model with a scalable reservation logic and brings true digital infrastructure directly to the location for the first time.

After a successful two-year pilot phase in Arosa, Brigels, and Aesch, commercial rollout will begin in autumn 2026. The hardware is manufactured by our production partner Camigo GmbH, with the system exclusively licensed to Parkn’Sleep.

Pitch Control in Brigels (GR) during the pilot phase (no AI, it’s genuinely that beautiful up there).

Our Success Formula: Camper Traffic Becomes Platform Traffic

Growth has not been bought but is largely generated organically: campers discover parking spots through existing directories, pay on-site via the Parkn’Sleep payment system used by hosts, and become returning users. In this way, the platform converts physical camper traffic into direct transactions with very low acquisition costs and high efficiency.

The detailed business model, traction, financials, and market forecasts can be found in the Investment Proposal on the next page.

Verified Hosts. Autonomous Access.

Most market participants solve either the information problem, the booking problem, or an isolated infrastructure issue. No other provider in the market combines autonomously accessible parking spots with an integrated payment system on legal sites operated by real hosts.

With Pitch Control, an additional physical infrastructure component is introduced: recurring, high-margin revenues from hardware, software, and leasing, directly linked to real-world usage and supported by physical barriers to entry for competitors. That is difficult to replicate. And that is exactly what matters.

Milestones

A Team with Experience and «Skin in the Game»

Behind Parkn’Sleep stands a founding team of four young fathers with strong entrepreneurial drive, many years of experience, and several successful exits. What connects them is not only their track record, but also their mindset: they prefer spending their time outdoors with their families, in the mountains, or travelling in their camper. Parkn’Sleep emerged directly from this lived experience.

The founders only draw a salary once it can be fully financed from operational revenue rather than fundraising.

The entire team works location-independently in short iterations following Scrum principles. Key team members have been involved for years, are deeply engaged in daily operations, and hold a direct stake in the company either as founders or through the Parkn’Sleep employee stock option program (PSOP).

The Founders

Lukas Imhof, CEO & Co-Founder

Lukas is responsible for the vision and strategic business development of Parkn’Sleep. As the initiator and driving force behind the company, the idea did not originate in an office but on the road in a camper. It emerged from the observation that a large and rapidly growing market remained largely unstructured from a digital perspective. From the beginning, his ambition was not to build just another directory, but to develop a real solution to a real problem: spontaneous, legal, and economically viable motorhome parking infrastructure.

For Lukas, growth is driven by automation, efficiency, and clear market positioning. Several entrepreneurial ventures and successful exits have sharpened his perspective on building sustainable business models. Lukas Imhof holds a Master’s degree in Digital Communication with a focus on content marketing and strategic brand communication from the University of Applied Sciences FHNW in Olten.

Daniel Jäger, CFO & Co-Founder

Daniel brings financial structure to Parkn’Sleep’s platform business. With more than 15 years of experience in finance, controlling, and business intelligence, including leadership roles at Implenia AG, Forensis Finance & Controlling AG, and several international mandates, he combines corporate expertise with entrepreneurial practice. As a co-founder, he has accompanied the strategic development of Parkn’Sleep since its early stages and has operationally structured and executed several financing rounds.

With his MBA in Strategic Corporate Finance, he ensures that growth remains economically sustainable and that scaling does not come at the expense of stability and governance. For him, break-even is not a storytelling element but a clearly defined and measurable milestone.

Nikita Helm, Co-Founder

Nikita combines technological expertise with hands-on market experience. He has delivered more than 60 web and app projects and has previously built companies in the camping segment, including VanlifeLocation and Camperland GmbH. As a graduate business informatics specialist (Akademie der Saarwirtschaft) with SAFe Agilist and Product Owner certifications, he combines deep technical understanding with structured product management.

Professionally, he worked as Director of Product Engineering at SinnerSchrader GmbH before founding his own ventures in the camping sector. As Product Owner at Parkn’Sleep, he is responsible for product strategy, roadmap development, and process automation. His focus is on scalable systems with minimal manual effort and a clear economic logic.

Adam Opuchlik, Co-Founder

Adam has been a digital entrepreneur since 1998 and brings more than two decades of experience in building, scaling, and successfully exiting international technology companies. His exits include Traffective GmbH, Click Performance LLC (USA), TagMetrics GmbH, and Kiupoyn Ltd.

As a graduate computer scientist with an MSc in Application Architectures, he combines deep technical expertise with a market-oriented growth strategy. His strength lies in the intersection of digital architecture and performance marketing. At Parkn’Sleep, he is responsible for growth, marketing, and technological scaling. His approach is clearly structured: efficiency before hype, and solid unit economics before reach at any price.

Second Financing Round via OOMNIUM

In 2023, Parkn’Sleep successfully raised CHF 347,000 through OOMNIUM with the support of 379 new shareholders. The capital was used to validate the product, the market, and the unit economics, and to establish a sustainable business model.

We are now issuing a limited number of additional shares in a second round. At a higher valuation, but with significantly reduced risk.

What will the funds be used for?

With the capital from the current round, Parkn’Sleep will strategically accelerate the expansion of new revenue streams, particularly Pitch Control and the Freemium App. The allocation is divided into the following areas:

1. Software & Platform Scaling (40 %)

• Expansion of payment and billing logic

• Automation of onboarding, monitoring, and settlement processes

• Technical foundation for reservations and new monetization models

• Preparation for premium and freemium offerings

2. Pitch Control – Infrastructure & Recurring Revenue (40 %)

• Further development of reservation and check-in logic

• Establishment of a scalable hardware subscription structure

• Standardized rollout with existing and new hosts

3. Sales & Go-to-Market (20 %)

• Selective performance marketing

• Targeted acquisition of Pitch Control partners

• Regional market penetration with strict capital discipline

In short: this round is not survival capital. It is acceleration capital. The funds flow directly into assets that generate recurring revenue.

Why Invest?

Proven business model with solid growth With a Net Revenue CAGR of around 75% over four years and the achievement of operational break-even in 2025, Parkn’Sleep has moved beyond the initial build-up phase. The business model is validated, monetization has been implemented, and demand is clearly proven. As a result, the primary risk shifts from product–market fit to scaling based on a resilient revenue structure.

High contribution margins without proportional cost increases Thanks to largely automated processes, operational costs do not increase in proportion to booking volume. Support demand is only around 0.8% of bookings, highlighting the platform’s scalability. At the same time, campers arriving physically on-site are directly converted into digital users. This keeps acquisition costs structurally low, currently at around CHF 1.65 per user, significantly below industry averages.

Large market with low levels of digitalization The European camping and motorhome market generates an annual volume of EUR 16–20 billion and continues to grow steadily. Despite this scale, a significant portion of parking spot usage is still organized in an analog way through cash payments, manual checks, or purely informational directories without integrated transactions. This structural under-digitalization creates substantial potential for standardized and scalable solutions. Parkn’Sleep addresses precisely this transformation moment: the demand already exists, the willingness to pay is proven, and what is missing is the digital infrastructure.
